Welcome to Joy Cottage Rentals. Step out the door and hear the sounds of the waves crashing. Pier Joy is in the perfect location being just 0.3 miles from the Oak Island pier and sandy beach. Soak in amazing sunrises and sunsets and catch plenty of fish from the pier (or at least have fun trying!). Be sure to grab a cup of coffee at Ruby’s next to the pier for your morning stroll on the beach. Pier Joy sleeps 6 comfortably with 3 bedrooms, 2 full baths, a living room, sunroom, a dining room and spacious kitchen. A pull out sofa bed is also available in the sunroom. A large fenced backyard with a 6-foot privacy fence is perfect for guest who wish to bring their dogs (we allow 2). Pier Joy is the perfect space to relax and unwind. Southport situated on the Cape Fear river just 15 minutes away. There you can eat, shop, and relax in the swings at the waterfront park.

Guests must be 25 years old to book & sign our rental agreement within 48 hours of booking. Max number of guest is 6 (includes dogs).

Cancellations
A full refund will be issued if a cancellation is made within 48 hrs of booking. After 48 hrs, no refunds will be issued for cancellations less than 60 days prior to the arrival date. A 50% refund will be issued if canceled more than 60 days prior to the arrival date.


THE COTTAGE:
We are located in the "heart of the island" meaning all of our favorite restaurants, ice cream shops, grocers, and businesses are close by; many within walking distance. Large living spaces and cottage-cozy bedrooms makes our charming home perfect for 6 guests but will accommodate up to 8 (including dogs) with a pull out sofa.

During your stay you will enjoy free Wi-Fi and use of TV's in both living rooms and all three bedrooms.

-KITCHEN-
Our kitchen is spacious and is equipped with everything you need to prepare meals.

A desk area is provided for those that may need to work or do school work.

You will also have access to our double stacked washer and dryer also located in the kitchen.

-DINING ROOM-
Our dining table seats six.

-COFFEE BAR-
We have a coffee bar located in the dining area and is supplied with the following items:

-Keurig K-Duo Essentials Single Serve K-Cup Pod & Carafe Coffee Maker
-Regular coffee pot
-Limited supply of tea, coffee, sugars and creamer

-LIVING AREAS-
Our cottage offers two separate living rooms with ceiling fans, ample seating and multiple tv's for your comfort. You will have complimentary Wifi with 250Mbps speed throughout the entire cottage.

The main living room has:

-TV console with 65" smart streaming tv and local channels (Netflix, Hulu, YouTube, Amazon Prime)
-Puzzles, board games, chess/checker game, & playing cards

The sunroom offers:
-Sectional sofa

-BEDROOMS-
Bedroom #1: Queen size bed, ceiling fan, dresser, two night stands, luggage rack, lamps, a closet, clothes hamper and smart tv.

Bedroom #2: Queen size bed, ceiling fan, two night stands, luggage rack, lamps, a closet, clothes hamper and smart tv.

Bedroom #3:Two twin beds, ceiling fan, nightstand, dresser, lamp, open shelf and clothes hanging rod, luggage rack and smart tv.

*Each bedroom is equipped with linens, hangers and throw blankets.

-BATHROOMS-
We have two full baths for our guests with hot water supplied by a tankless hot water heater so you never run out.

Bathroom #1: Walk-in shower, vanity, storage shelf, two towel rods, towel hook, hair dryer, curling iron, bath towels, wash cloths, and blue washcloths for make up removal.

Bathroom #2 Tub/shower, vanity, 3 tier wicker storage shelf, two towel rods, hair dryer, bath towels, hand towels, washcloths and blue washcloths for make-up removal.

*Each bathroom has dispensers hanging in the shower filled with shampoo, conditioner and shower gel.

*We supply 8 bath towels, 8 washcloths and 4 hand towels for guests to use.

-OUTSIDE-
There is a deck on the front of the house with two rocking chairs and a side chair.

Enjoy our outside shower with a changing area so you can shower indoor or outdoor!

We offer a fire pit surrounded by six Adirondack wooden chairs and a picnic table.

We've provided a gas grill and grilling utensils for grilling. There is an extra tank of propane in the fish shack if needed.

Our "fish shack" sits in the back yard and is home to three bikes and beach equipment that you are welcome to use during your stay. We strive to keep at least two beach chairs, a beach cart, fishing cart and cooler at all times but we can not guarantee what's available at any given time.

For our guests who love to fish we have provided a full size refrigerator and freezer inside the fish shack. This is the perfect place to store bait and caught fish. Guests may also use it for extra food and drink storage.

-PETS-
Our cottage is only able to host dogs for an additional non refundable fee of $100 for up to two dogs. $25 for a third dog with approval.

We provide the following amenities for dogs:

-Dog crates located in the fish shack. All dogs must be crated when unattended unless special permission is given by the owner to do otherwise.

-Several dog bowls and a raised dog bowl stand.

-We supply "dog towels" for drying dogs off and wiping their feet after being outside.

-We have "dog sheets & blankets" for covering furniture and beds if dogs are going to be allowed on the furniture.

*All dogs must be approved by the owner prior to arrival. Guests will be charged for any unauthorized dogs on the property.

*If any dog exhibits aggressive or threatening behavior to neighbors guests may be asked to leave the property without a refund. Dogs must be controlled on a leash at all times unless they are inside the fenced yard and the gate is closed.

-GUESTS ACCESS-
We have free parking for up to four cars. Cars may be parked in the driveway only as the Town of Oak Island no longer allows parking along the road. Please do not park in our yard as we are trying to grow and keep our grass healthy.

The cottage is single story but guests will need to walk up 4 steps onto the front deck for entry.

We have a smart lock on the front door and we will provide you with a code just prior to check in.

-OWNER'S CLOSET-
The closet in the first bathroom is for the owner's and housekeeping staff use only and will be locked.

-SECURITY CAMERAS-
There are two security cameras located on the exterior of the home. One at the front entrance and one at the gate entrance. They will be on during your stay and should not be tampered with.

-COTTAGE DISCLAIMERS-
*Our cottage is located close to several businesses including Yaupon Service Center, Swain's Seafood, Inergy Market and a few others - see drone image.

*Cleaning supplies are located under the kitchen sink - guests may need to move out of reach of the little ones during stay.

*We do not have any control regarding activities outside our property lines nor do we have any control over the weather.

-HOUSE RULES-

Guests must 1) Read our entire listing and rules sections, 2) Be 25 years old to book unless a written exception is given by the owner, 3) Sign our rental agreement prior to check-in.

-A security deposit of $400 is required and will be billed separately 3 days prior to check in. It will be returned within 7 days after check out absent any damages.

-Check in after 3 p.m. and check out before 10 a.m. The booking guest listed on the summary must check in before any other guests may enter the property and must be physically present at check out. It is very important to check out on time so that our staff can begin preparing for the next guests right away. You are subject to a late check out fee of $30 after a 10 minute grace period. Late check outs of more than one hour will be subject to a $100 per hour fee.

-Maximum number of guests is 8.

-Park only in the driveway. Parking on the street is no longer allowed by the town of Oak Island. Please do not park in the yard.

-Do not disconnect or tamper with the wireless router, security cameras, smart locks or other electronics

-Illegal activity of any kind will result in immediate removal from the property without any refunds.

-No smoking or vaping allowed inside the cottage or fish shack. $250 fee for smoking or vaping anywhere inside the property. Please do not discard cigarettes on the ground.

-No parties or unauthorized guests allowed. A $150 fee will be charged per occurrence for each unauthorized guest. Maximum property capacity is 8 people at all times unless approved in writing.

-Quiet hours are 10 p.m. to 8 a.m.

-Rinse bikes and beach equipment after each use. Please make sure everything is dry prior to putting it back in the fish shack. Occasional breakage of equipment is expected with normal use. Please alert us if anything breaks.

-Do not use our white bath towels for beach use. We have provided a few beach towels for your convenience. They are located in the dresser in the back bedroom.

-Use blue wash cloths provided for make-up removal.

-Please do not use bleach anywhere in the house, even on our towels.

-Please do not use diffusers or scented candles.

-Plastic dinnerware and cups are provided for outdoor dining.

-Per town ordinance fires are to be used only for cooking and warmth. Fires must be contained in a commercially made fire pit or grill and only natural and untreated wood can be burned. Yard debris and trash should not be thrown in the fire pit. Fires must not be left unattended. Pour water over fire to distinguish it and make sure it is completely out before leaving it. Firewood can be purchased at one of the local grocery stores nearby.

-We understand that accidents do happen. Please report any damages and/or breakages when they happen so we have plenty of time to purchase replacements before our next guests arrives. In the event that damage to the property or its contents is not covered by insurance or it exceeds the security deposit, the cost to repair or replace will be billed to the guests.

-Please lock both exterior doors each time you leave.

-Trash pick up is on Tuesdays. If staying or checking out on a Monday please roll the bins to the street. If you are there on Tuesday please return the bins to the designated area beside the privacy fence.

*Any intentional violation of house rules may result in termination of the booking and eviction without a refund.

Other things to note:

*The owner’s closet in the bathroom is locked.

*Security cameras are located at the two points of entry to the cottage.

*While rare it is possible to see a palmetto bug inside any beach home. We have a subscription with a local pest control company to control pests but should you see any we will address it right away.

*We supply laundry detergent and dryer sheets for washing and drying beach towels, dog towels and sheets used to cover sofas (if used by dogs). Please use your own laundry detergent for personal use.

Additional Rules for Our Guest With Dogs

-Dogs must be pre-approved by the owner. Only the dogs that are listed in the booking are allowed including service dogs. We allow up to 2 dogs with a non-refundable pet fee. Violation of this rule will result in a $250 fine for each additional dog.

-Dogs must be housebroken, socialized and current on Rabies, Distemper and Parvovirus vaccines. Dogs must be on a veterinarian approved flea and tick preventative. Please keep proof of vaccines with you at all times.

-Dogs are only permitted on furniture if it's covered. There are extra blankets and sofa covers provided in the fish shack.

-Do not leave dogs outside unattended at any time.

-In order to respect our neighbors please keep your dog(s) from barking excessively.

-Please do not allow your dog(s) to dig any holes in the yard. If it happens, please fill the holes in with dirt.

-Please pick up waste and toss in outside garbage can. Prior to check out please check to make sure all pet waste is picked up.

-All dogs must be crated when left unattended. A crate will help make your dog feel safe especially since they are away from home. If your dog is not already accustomed to being left in a crate, practice at home prior to arrival. If any issues please alert us immediately so that other arrangements may be made. Owners will be charged accordingly for damages to the property caused by their dogs. We do have a few crates on the property. They are stored in the "fish shack" and can be used. Please place all crates on the mats provided to prevent scratching the floor. If using your own crate please bring a mat or use one of ours.

**Any incidents involving your dog while on the property should be reported to owners immediately.**

We have free parking for up to four cars. Cars may be parked in the driveway and on the side of the road in front of the house. Please do not park in the yard.

There are 3 steps onto the front deck for entry into the cottage.

Cancellation Policy: Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. For cancellations made within 60 days prior to the arrival date, no refund will be issued.
